Flooring Installation in Kihei and Wailea

Maui Prestige Flooring installs and repairs floors for South Maui condo owners, vacation rental hosts, property managers and Wailea homeowners. We are a licensed and insured flooring specialist with more than 16 years on Maui and over 1,700 completed jobs.

Kihei and Wailea ask different things of a floor than the rest of the island. Most jobs here are inside an association with written flooring rules, many are squeezed between guest bookings, and nearly all of them face hard afternoon sun and a steady trickle of beach sand.

We handle the AOAO paperwork, plan around quiet hours and rental calendars, and choose materials that hold up on the dry leeward coast. You get a written quote and a 1-year labor warranty on every installation.

South Maui Flooring for Condos, Rentals and Resort Homes

South Maui flooring is mostly condo flooring, followed by rental turnovers and high-end Wailea homes. Our crews come over from the Wailuku office in about 20 to 30 minutes on Mokulele Highway or Kuihelani Highway, then run down Piilani Highway or South Kihei Road to the job.

Until the 1970s, Kihei was a sparsely settled stretch of coast. Once the county allowed six-story buildings, a condo boom followed, and most of the complexes along South Kihei Road date from the 1970s and 1980s. Wailea came next, as a planned resort that Alexander & Baldwin began in 1971 on dry kiawe land above the beaches.

Kihei condos

Owner-occupied and rental units from Maalaea to the Kamaole Beach Parks, nearly all under an AOAO with written flooring and sound rules.

Vacation rentals

Units that live and die by their booking calendar, where the floor has to be finished, clean and photographed before the next arrival.

Wailea and Makena homes

Resort residences, golf course homes and villas where large-format tile, stone and wide-plank wood are the norm.

Kihei Condo Flooring: HOA Rules and Sound Ratings

Most Kihei condo associations require board approval before a hard floor goes in, and many set a minimum sound rating for the assembly. Many of the 1970s and 1980s buildings have concrete floors between units, so footfall noise rides straight through the slab to the unit below unless an acoustic mat stops it.

Our condo flooring service explains IIC and STC ratings and what associations typically ask for. Here is how the process usually plays out in a Kihei building.

  1. Read the house rules

    Before the quote

We get your AOAO’s flooring rules, required sound rating, work hours and contractor insurance requirements so the quote fits them.

  2. Submit the assembly

1 to 3 weeks for approval

You submit the floor and underlayment spec, with tested sound data for that pairing, to the board or managing agent. We supply the product sheets.

  3. Plan building access

    At scheduling

We book the elevator or plan stair carries in walk-up buildings, confirm parking for the work van and arrange haul-away off site.

  4. Install inside the window

2 to 5 days for most units

Loud work stays inside allowed hours. An acoustic underlayment, often a Regupol or similar rubber mat, goes down before the finish floor.

  5. Leave a paper trail

    Final day

You get product labels and install records to keep on file, in case the association or a future buyer asks what was installed.

Wailea Homes and Resort Properties

Wailea’s first hotel and condos opened in the mid-1970s, and the area has kept building upscale ever since, from Grand Wailea in 1991 to the golf course communities above Wailea Alanui Drive. Floors here are larger, heavier and less forgiving than in a typical Kihei unit.

The most common Wailea request is large-format porcelain, often 24 x 48 inches or bigger, run through great rooms and out toward the lanai. It needs a flat substrate, large-and-heavy-tile mortar and a leveling clip system to keep lippage down. Our tile installation service covers porcelain, travertine and other natural stone.

Engineered wide-plank white oak is the other favorite in Wailea and Makena homes, and our hardwood flooring installation team sets it with acclimation to the home’s air-conditioned conditions. For resort and condo-hotel owners, we phase work in room blocks so the property keeps operating.

Older Wailea and Kihei condos from the 1970s and 1980s often still have their original tile set on thick mortar beds. Removing those beds adds time and weight to the haul-out, and it usually exposes a slab that needs patching before large-format tile can go back down.

Hot Sun, Beach Sand and Dry Air

Kihei and Wailea are the driest, sunniest part of Maui, with Kihei averaging only about 10 to 15 inches of rain a year in the rain shadow of Haleakala. That weather is great for guests and hard on floors.

Many South Kihei Road units face west toward the water, so afternoon sun pours through the sliders for hours. Floating floors near that glass heat up, expand and can peak at the joints, while dyes in cheaper vinyl and wood stains fade in a band by the door.

Sun and heat

Choose a rigid SPC core or glue-down vinyl near big glass, leave full expansion gaps and use UV-filtering window film or shades on west-facing sliders.

Beach sand

Sand acts like sandpaper underfoot. A 20 mil or thicker wear layer on luxury vinyl plank, or textured porcelain, holds up far longer in a rental.

Dry, air-conditioned rooms

Wood acclimated in humid storage can shrink and gap once the AC runs. We acclimate in the unit with the AC set the way you normally use it.

Planning a Kihei condo or Wailea home floor?

We check your AOAO rules and your slab, then quote a floor that suits South Maui sun and sand.

Vacation Rental Turnovers in South Maui

Rental floors in Kihei and Wailea are planned around the booking calendar, not the other way around. We measure while guests are in residence, order material ahead, and install during a blocked gap so the unit is back online as fast as possible.

Step Typical timing What it means for your calendar
Measure and AOAO approval 2 to 4 weeks ahead Done while the unit is still booked
Material arrives and is staged In-stock in days; special order often 4 to 6 weeks Block dates only once material is on island
Removal and prep 1 to 2 days First nights of the blocked gap
Installation and trim 2 to 4 days for most units Middle of the gap
Clean and reset Final day Furniture back, ready for photos and the cleaner

Most product warranties treat a vacation rental as commercial use, so we check the commercial rating before you buy. Our vacation rental flooring page explains which floors survive constant check-ins.

Apartment-zoned condos are also facing Maui County’s Bill 9 (Ordinance 5909), which phases out short-term rental use in those units outside West Maui by January 1, 2031. If you are converting a Kihei unit to long-term or personal use, that changeover is a sensible time to redo the floors, and your managing agent can confirm your building’s zoning.

Neighborhoods We Serve in South Maui

We cover the whole South Maui coast, from the windy harbor at Maalaea to the end of the road past Makena. Drive times are from our Wailuku office in normal traffic.

Neighborhood Landmarks Typical floors we install Approx drive
Maalaea Maalaea Harbor, the condo row on the bay Rental vinyl plank, tile, salt-resistant trim 15 to 20 min
North Kihei Sugar Beach, Mokulele Highway end Condo vinyl plank with acoustic mat 20 to 25 min
Kihei South Kihei Road, Kamaole Beach Parks, Maui Meadows Condo and rental floors, home tile and wood 25 to 35 min
Wailea Wailea Alanui Drive, resort hotels, golf communities Large-format porcelain, stone, engineered oak 30 to 40 min
Makena Makena Road, golf and beach residences Stone, porcelain, wide-plank wood 35 to 45 min

Maui Meadows is one of the few areas here with mostly single-family homes, so it brings more whole-house tile and wood jobs than condo work. Further afield, we also serve Kahului and Wailuku and Upcountry Maui.

FAQ

Kihei and Wailea FAQ

Can you work within my condo's quiet hours?

Yes. We read your building's renovation rules before we quote and schedule noisy work, like tile removal and cutting, inside the allowed window, which is usually weekday daytime hours. Quieter steps such as layout and trim can run longer if the house rules allow.

We also confirm parking, elevator or stair access and where debris can go, because many South Kihei Road complexes do not allow construction waste in the common dumpsters.

Do you work on Wailea resort properties?

Yes, both private homes and commercial properties. We install floors in Wailea residences and golf course communities, and we take on phased work in condo-hotel units, villas and resort common areas.

Resort jobs are planned around occupancy, with work broken into room blocks or wings so the property stays open. Our vacation rental flooring service covers the turnover side for individual owners and managers.
