Sheet Vinyl and VCT Installation on Maui
Maui Prestige Flooring installs vinyl composition tile (VCT) and commercial sheet vinyl for clinics, schools, food service kitchens, offices and retail back rooms across Maui. Over 16 years and more than 1,700 jobs, we have learned that these hard-working floors succeed or fail on prep, seams and maintenance.
VCT is still the lowest-cost resilient floor for big rooms and long corridors. Sheet vinyl with heat-welded seams is the go-to when a floor has to be watertight and easy to sanitize.
We remove the old floor, prep the slab, install, weld and finish, and we plan the work around your hours so your doors stay open. Each bid is written, itemized and backed by a 1-year labor warranty.

Commercial Sheet Vinyl and VCT Flooring Installation
Vinyl composition tile is a 12 x 12 inch, 1/8 inch thick tile made mostly of limestone filler bound with vinyl resin. Armstrong Standard Excelon is the version most facility managers know. Commercial sheet vinyl comes in 6 foot wide rolls, either homogeneous (color all the way through) or heterogeneous (a printed layer under a clear wear layer).
These floors serve clinics and dental offices, classrooms and school corridors, restaurant prep areas, retail stock rooms, break rooms and government buildings. Our commercial flooring services page covers how we bid and manage larger jobs.
Every VCT or sheet vinyl installation includes:
- Removal of the old floor and adhesive, with testing where tile is old
- Slab moisture testing, patching and skim-coating
- Layout from room centerlines, adhesive and rolling
- Heat-welded seams and coved base where specified
- Initial floor finish on VCT, or hand-off to your janitorial team

Sheet Vinyl vs VCT vs LVT
VCT costs the least to install but the most to maintain. Sheet vinyl gives a sealed, near-seamless surface, and luxury vinyl tile (LVT) skips the wax but costs more up front.
| Factor | Sheet vinyl | VCT | Commercial LVT |
|---|---|---|---|
| Seams | Few, heat-welded and watertight | A joint every 12 inches | A joint at every plank or tile, not welded |
| Water resistance | Watertight with welded seams and cove base | Resists spills; water can reach adhesive at joints | Waterproof product, open joints |
| Maintenance | Neutral damp mop; many have a factory PUR coating | Polish, burnish, scrub-and-recoat, strip yearly | Neutral cleaner, no wax |
| Typical lifespan | 15 to 25 years | 20+ years with a polish program | 10 to 20 years, depending on wear layer |
| Typical Maui installed cost | $4 to $9 per sq ft | $4 to $9 per sq ft, usually the low end | $7 to $13 per sq ft |
Price inside each range depends on removal, slab patching, welding and coving, and access, and your written bid is the exact figure. For offices that want a wood look without a polish program, our luxury vinyl plank installation page covers commercial-grade LVT.
Sheet vinyl still has a place at home, too. A felt- or fiberglass-backed residential sheet gives a laundry room or rental kitchen a floor with almost no seams, often in one piece from wall to wall.
Heat-Welded Seams for Clinics and Kitchens
Heat welding fuses a vinyl rod into each seam so water, blood, grease and cleaning chemicals cannot get under the floor. It is the standard for exam rooms, operatories, labs, commercial kitchens and restrooms.
Routing and welding
After the adhesive sets, we rout a groove along each seam, then melt a matching vinyl weld rod into it with a hot-air welding gun. The bead is trimmed flush in two passes once it cools.
Flash coving
The floor sheet turns up the wall 4 to 6 inches over a cove former and finishes under a cap strip. There is no corner joint for mop water and bacteria to sit in.
Slip-resistant sheet
Kitchens and wet prep areas often get safety sheet vinyl with embedded grit for traction. Very hot or greasy cook lines may suit an epoxy flooring system better.
Health inspectors look for smooth, cleanable, non-absorbent floors in food prep and patient care areas. A welded sheet with a coved base checks that box in a way loose-laid or tile-jointed floors cannot.
Some heterogeneous sheets with thinner wear layers call for chemical welding instead, using the maker’s seam fluid rather than heat. We follow each product’s spec, because the wrong method can scorch the print layer or leave a seam that opens later.
Opening a clinic or kitchen on Maui?
We spec the sheet, the weld rod and the cove detail so the floor passes inspection the first time.
VCT Maintenance: Strip, Seal and Wax
VCT is protected by layers of acrylic floor finish, not by the tile itself. A good program starts the day the tile goes down and keeps the finish, not the tile, taking the wear.
Initial scrub
After adhesive sets
New tile carries a factory coating. Once the adhesive has set for several days, the floor is scrubbed so the finish can bond.
Seal and finish
3 to 5 coats
A sealer or first coat, then thin coats of commercial floor finish, each fully dry before the next.
Burnish
Weekly to monthly
A high-speed burnisher restores gloss and hardens the finish between deeper cleanings.
Scrub, recoat, strip
Every few months; strip yearly
Top-scrub and add fresh coats as traffic dulls the floor, then strip to bare tile and rebuild once or twice a year.
Red dirt and beach sand on Maui shorten every cycle, so walk-off mats at each entrance are part of the plan. If your team cannot keep that schedule, choose a no-wax option such as factory-coated sheet vinyl or commercial LVT.
Removing Old Vinyl Tile Safely
Old 9 x 9 inch vinyl tiles and the black cutback mastic under them, common before about 1980, often contain asbestos, so we sample before anyone scrapes. Testing, licensed abatement and Hawaii Department of Health notification are covered on our floor removal and disposal page.
Once tile is cleared as safe, we lift it with a walk-behind scraper and remove the old adhesive down to sound concrete. Leftover residue can react with new adhesive and bleed through, so it is ground off or sealed with a compatible primer.
Then the slab is patched and skim-coated with cement-based compounds from Mapei or Custom Building Products, because every trowel line shows through thin VCT under a high-gloss finish. Slabs that read high for moisture get a mitigation plan from our moisture vapor barrier service first.

Scheduling Around Your Operations
We schedule commercial vinyl work for evenings, weekends or phased sections so patients, students and customers never walk through an active jobsite. You choose the window, and we build the sequence around it.
- Phased areas: one wing, classroom block or department at a time, with the rest of the building in use
- Evening and weekend work: within our Monday to Saturday 7am to 9pm and Sunday 9am to 9pm hours
- School breaks: summer and holiday windows for full-corridor VCT replacement, as described on our school flooring page
- Kitchen closures: sheet vinyl and welding planned for the days a restaurant is already dark
Resort back-of-house areas, such as housekeeping corridors and employee kitchens in Kaanapali and Wailea, need the same care. Our hotel and resort flooring page explains how we phase work in occupied properties, and jobs near our base in Kahului and Wailuku are the quickest to mobilize.
Rubber is another option for busy stairwells and standing workstations, and our rubber flooring installation page compares it to vinyl.
FAQ
Sheet Vinyl and VCT FAQ
How long does VCT last?
With a steady polish program, VCT commonly lasts 20 years or more, and well-kept school corridors often go longer. The finish takes the wear, not the tile. When the finish is neglected, grit cuts into the tile itself and the floor looks tired within a few years.
Is VCT waterproof?
No. The tile resists spills, but every 12 inch tile has four joints where mop water and spills can reach the adhesive. A sealed polish film slows that down.
For wet rooms, exam rooms and kitchens, sheet vinyl with heat-welded seams and a flash cove base is the watertight option.
Do VCT floors have to be waxed?
Yes, standard VCT needs floor finish (what most people call wax) to protect it and give it shine. Plan on regular burnishing, periodic scrub-and-recoat and a full strip about once or twice a year.
If no one will maintain it, a factory-coated sheet vinyl or a commercial luxury vinyl tile is the better choice, since both clean with a neutral mop and no polish.
