Flooring for Lahaina, Kaanapali and Kapalua

Maui Prestige Flooring installs floors across West Maui, from new homes rising in Lahaina to resort condos in Kaanapali, Napili and Kapalua. We are a licensed and insured flooring specialist with more than 16 years of Maui experience and over 1,700 jobs behind us.

West Maui work comes with its own conditions: new slabs that need time to dry, contractors juggling tight rebuild schedules, salt air on every lanai and an hour of highway between our office and Kapalua. We plan for each of those before the first box of flooring is opened.

Homeowners, general contractors, AOAO boards and property managers get a written quote, a realistic schedule and a 1-year labor warranty on our installation work.

West Maui Flooring Installation and Rebuild Support

On the West Side, our work splits into three kinds of jobs: new floors in Lahaina rebuild homes, renovations in the resort and condo strip from Kaanapali to Kapalua, and fast turnovers in vacation rentals. Each one runs on a different schedule, so we plan West Maui jobs differently from the rest of the island.

From our Wailuku office it is roughly 45 minutes to Lahaina and about an hour to Kapalua along Honoapiilani Highway, traffic and road work permitting. That drive shapes how we measure, deliver and install.

Lahaina rebuilds

Floors for new homes on fire-affected lots, installed under your general contractor’s schedule on brand new slabs.

Resort and condo renovations

Kaanapali, Honokowai, Kahana, Napili and Kapalua units and common areas, done to AOAO rules and around occupancy.

Rental turnovers

Quick, pre-planned floor swaps between bookings, with material staged before the crew drives over.

Flooring for the Lahaina Rebuild

The August 8, 2023 wildfire destroyed roughly 2,200 structures in Lahaina, and families are now rebuilding lot by lot. We treat these homes with care, because for many owners this is the second time they have chosen floors for the same address.

Rebuilds go through Maui County’s Disaster Recovery Building Permit, which bundles building, electrical, plumbing and grading into one application through the Development Services Administration. Flooring normally falls inside your contractor’s permitted scope. Lots within Lahaina Historic District No. 1 also face Cultural Resources Commission design review, which focuses on exterior design, not interior floors.

The biggest flooring risk in a rebuild is a new slab that has not dried. Fresh concrete can take months to release enough moisture for glued floors, so we test it, then use a moisture vapor barrier on concrete when readings call for one instead of risking the schedule on a guess.

  1. Selections and submittals

    Early in the build

We help pick floors that suit the house and send product data and samples for your contractor’s submittals.

  2. Order and stage

4 to 6 weeks for special order

Special-order material is booked early so freight reaches Kahului and the job site before the drywall is done.

  3. Test the slab

    Once closed in and conditioned

Moisture and flatness are checked in every room, with readings recorded for your file.

  4. Prep and install

3 to 7 days for most homes

High spots are ground, low spots patched or leveled, then the finish floor goes in after paint.

  5. Protect and hand over

    Before final inspection

Floors are covered while trim, fixtures and punch-list work wrap up, then cleaned for move-in.

Kaanapali and Kapalua Resort and Condo Work

Kaanapali was Hawaii’s first master-planned resort, launched by Amfac in 1962 on former Pioneer Mill sugar land, with the first hotel opening in 1963. North of it, the Honokowai, Kahana and Napili condo strip along Lower Honoapiilani Road started with low-rise buildings in the late 1960s, and Kapalua followed in 1978 when Maui Land & Pineapple opened its first resort hotel.

That age spread means we see everything from 1960s units with original tile on mortar beds to newer Kapalua villas with stone and wide-plank wood. Almost every one of these buildings has an AOAO with flooring rules, sound requirements and contractor insurance requirements, which our condo flooring service walks through.

For hotels and condo-hotels, we phase the work by floor, wing or room block so rooms come back into inventory on a set date. Our hotel and resort flooring page covers lobbies, corridors and guest rooms.

Rental owners have a deadline to plan around too. Under Maui County’s Ordinance 5909 (Bill 9), short-term rentals in apartment-zoned West Maui condos must end by January 1, 2029, while hotel- and resort-zoned properties are not affected. If your unit is moving to long-term or personal use, the changeover is a natural time to replace tired rental floors.

Salt Spray and Humidity on the West Side

Most West Maui condos sit within a few hundred feet of the ocean, and trade-wind spray carries salt onto every lanai and through open sliders. Salt corrodes metal, stains stone and works its way into grout, so material choices here lean toward what will not rust or etch.

The coast also changes as you drive north. Lahaina and Kaanapali are dry and sunny, while Napili and Kapalua get noticeably more rain and humidity, which matters for wood floors and any floor near an open lanai.

Detail What salt air does What we use instead
Metal transitions and stair nosing Standard aluminum pits and plain steel rusts Anodized or powder-coated aluminum, stainless where exposed
Fasteners and tack strip Rust stains bleed into carpet and grout Coated or stainless fasteners, fresh tack strip at every install
Natural stone on lanais Salt crystals etch and spall soft stone Dense stone or porcelain, with a penetrating sealer kept up
Grout at doors and lanais Cement grout absorbs salt and stains Urethane or epoxy grout in exposed areas
Wood near open sliders Swelling and cupping in damp Kapalua air Engineered wood, acclimated on site, or wood-look porcelain

Our tile and stone installation covers porcelain, travertine and other natural stone for coastal homes and lanais.

Scheduling West Maui Jobs Around the Pali

The honest answer is that West Maui jobs take more planning, not more time on the floor. Honoapiilani Highway is the only main road in, and the stretch along the pali between Maalaea and Olowalu sees rockfall work, lane closures and the occasional full closure after a crash or storm.

We build that into the plan instead of hoping for a clear road:

  • Grouped visits. Measures and estimates on the West Side are bundled into planned trips, so a Napili condo and a Lahaina rebuild may be seen on the same day.
  • Consecutive install days. Once a job starts, we book it in a continuous block so the crew is not stopping and restarting across the pali.
  • Material staged first. Flooring, underlayment, setting materials and trim are on site before the crew arrives, so no one drives back to Kahului for a missing box.
  • Early starts. Crews leave Central Maui early to clear the pali ahead of commuter traffic and make the most of the work window.

FAQ

West Maui FAQ

Do you work on Lahaina rebuild projects?

Yes. We install floors in homes being rebuilt after the August 2023 wildfire, usually as the flooring trade under your general contractor or owner-builder. We test the new slab, prep it, install the finish floor and trim, and hand over product and install records for your file.

If you are still early in the process, we can help you pick floors now so material is ordered and on island by the time the house is ready.

Can you coordinate directly with my rebuild contractor?

Yes, and we prefer it. We work from your contractor's schedule, send product data sheets and samples for submittals, and confirm the date the slab must be closed in and conditioned before we test it.

On site, we coordinate with drywall, paint, cabinet and finish carpentry crews so the floor goes in at the right point and is protected until the house is handed over.
