Hardwood Floor Sanding and Refinishing on Maui

Maui Prestige Flooring sands and refinishes hardwood floors in homes, condos, vacation rentals and businesses across Maui, from older plantation houses in Wailuku to custom homes in Wailea. Over 16 years and more than 1,700 flooring jobs, we have saved plenty of wood floors that their owners were ready to rip out.

Refinishing takes off the worn, scratched or sun-faded surface and builds a fresh, hard finish on top, usually for far less than new flooring costs. On Maui, the difference between a finish that lasts and one that fails comes down to dust control, humidity and patience with cure times.

We check how much wood your floor has left before recommending anything, then quote a full sand or a lighter screen and recoat in writing. We are licensed and insured, carry workers' compensation, and back every refinishing job with a 1-year labor warranty.

Hardwood Floor Sanding and Refinishing Services on Maui

Hardwood floor refinishing means sanding away the old finish and a thin skin of wood, then applying optional stain and new protective coats. It is the right call when a floor is worn gray in the walkways, scratched by dogs and dining chairs, faded at the lanai doors or simply a color you have outgrown.

Owners call us before listing a home, between vacation rental bookings, after pulling up carpet to find oak underneath, or when a floor just looks tired. We also refinish wood stair treads as part of a floor job or through our stair and tread installation service.

Every wood floor refinishing quote includes:

  • Inspection, moisture readings and a check of how much sandable wood remains
  • Setting proud nails, replacing damaged boards and filling small gaps
  • Sanding with a drum or belt sander, an edger and a buffer or multidisc
  • Stain if you want a color change, then sealer and finish coats
  • Plastic containment at doorways, dust extraction and final cleanup

Full Sand or Screen and Recoat?

A full sand takes the floor back to bare wood, while a screen and recoat only scuffs the existing finish and adds a fresh coat on top. The right choice depends on whether the damage is in the finish or in the wood itself.

Factor Full sand and refinish Screen and recoat
What it fixes Deep scratches, gray worn wood, water marks, old stain color Dull, hazy finish and light surface scuffs
Color change Yes, any stain or a natural look No, the color stays the same
Typical Maui price $5 to $9 per sq ft $2 to $3.50 per sq ft
Time on site 3 to 5 days for most homes Usually 1 day
Wood removed A thin layer, roughly 1/32 inch Practically none
Watch out for Uses up part of the floor’s sanding life Will not bond over wax or some factory finishes without a bonding prep

Try the water drop test in your busiest walkway. If a few drops bead up, the finish is still intact and a hardwood floor screen and recoat will likely do; if the water darkens the wood within a minute, the finish has worn through and a full sand is needed.

Done every 3 to 5 years on a busy floor, a recoat keeps traffic from ever reaching bare wood. That habit can push a full refinish back by a decade or more.

Can Your Floor Be Refinished?

Most real wood floors can be refinished at least once, but how many times depends on how much wood sits above the tongue or the core. We check before quoting, because sanding through a thin layer ruins the floor.

Solid Hardwood

Standard 3/4 inch solid oak, maple or Brazilian cherry has roughly 1/4 inch of wood above the tongue. That is enough for several full sandings over the life of a home, as long as each one is done with care and the right grits.

Engineered Hardwood: Check the Wear Layer

The real wood veneer decides it. Under 2 mm is recoat-only, 2 to 3 mm allows one careful sanding, and 4 mm or more usually allows two or more. We pull a floor vent or a transition strip to measure the veneer at the board edge.

Engineered hardwood installation

Bamboo

Solid strand-woven bamboo can usually be sanded, though its hardness makes it slow going. Engineered bamboo with a thin top layer, and click bamboo with a hard factory finish, are normally screened and recoated with a bonding coat instead.

Laminate and vinyl plank only look like wood, so they cannot be sanded. Damaged boards in those floors are swapped out through our vinyl plank and laminate repair service.

Signs It's Time to Refinish

If you can see bare wood, feel scratches with a fingernail or spot a color line where rugs used to sit, the finish has done its job and needs renewing. Catching it early often means a recoat instead of a full sand.

Gray traffic lanes

The finish has worn through in hallways and in front of the sink, so bare wood is soaking up dirt and turning gray.

Deep scratches

Scratches that catch a fingernail or show light-colored wood are in the wood itself, not just the finish.

Sun fade near sliders

Strong UV through lanai doors bleaches some species and darkens others, leaving an uneven band across the room.

Water spotting

Gray or white rings under plants and by the sink are in the finish. Black spots mean water reached the wood and may need new boards.

Our Sanding and Refinishing Process

Each stage is done in order and checked before the next begins, because a mistake in sanding shows up permanently in the finish.

  1. Board Repairs Before Sanding

Half a day to 1 day

Split, pet-stained or termite-damaged boards come out first, so the new wood is sanded level and stained along with the rest. We also set proud nails, secure squeaky spots and fill small gaps. Bigger problems go through our hardwood floor repair service before sanding starts.

  2. Sanding Through the Grits

    1 to 2 days

The first cut with 30 to 40 grit removes the old finish and flattens minor cupping. Passes at 50 to 60, then 80 to 100 grit, erase each previous scratch pattern, with the edger following the same sequence along walls. A final buff with a 120 grit screen blends drum and edger marks so stain takes evenly.

  3. Stain Samples in Your Own Light

    Same day

Maui light is bright and shifts through the day, so a color that looks right in a sample book can read darker by a shaded lanai or redder in late afternoon. We brush 3 to 5 sample squares onto your sanded floor and you view them in morning and afternoon light. A natural clear finish is just as popular, especially on white oak.

  4. Sealer and Finish Coats

    1 to 2 days

A sealer coat goes down first, then two or three finish coats with a light abrasion and vacuum between each. At 70 to 80 percent humidity, water-based coats that would dry in 2 hours can take 3 or 4, so we run air conditioning or a dehumidifier to keep the schedule. Most finishes reach full hardness 7 to 30 days later, depending on type.

Jobs in Upcountry Maui sometimes need an extra drying day on cool, foggy afternoons in Kula and Olinda. We build that into the schedule rather than rushing a coat.

Finish Options for Maui Floors

For most Maui homes and rentals we recommend a two-component water-based polyurethane. It cures hard, stays clear on light woods, and its low odor suits homes with windows open to the trade winds.

Factor Water-based polyurethane Oil-modified polyurethane Hardwax oil
Example products Bona Traffic HD, Bona Mega Traditional oil-modified floor polys Rubio Monocoat, Osmo Polyx-Oil
Look Clear, close to raw wood color Warm amber that deepens with age and sun Matte, natural, in the wood not on it
Durability Very high for two-component products High, thick film Softer surface, easy to spot repair
Odor Low Strong for 2 to 3 days Low to moderate
Time between coats 2 to 4 hours 8 to 12 hours Single coat or overnight
Furniture back 2 to 4 days 4 to 7 days 2 to 5 days
Upkeep Recoat every 3 to 5 years on busy floors Recoat, color ambers further each time Re-oil worn areas, no sanding needed

Oil-modified finishes still suit owners who love the honey tone on red oak. Hardwax oil fits people who want a natural matte look and are happy to re-oil a scuffed area themselves instead of recoating the whole room.

Dust Control and Dustless Sanding

Dustless hardwood floor refinishing really means much less dust. Our drum sander, edger and buffer connect to a HEPA-filtered dust extractor that pulls dust straight from the sanding head, so the cloud you remember from old-style sanding never forms.

Some fine dust still settles in the room being sanded, mostly from hand-scraping corners and under cabinet toe kicks. To keep it there, we:

  • Tape plastic over doorways and cover HVAC returns and vents
  • Vacuum and tack the floor between every coat of finish
  • Keep windows shut during finish coats so red dirt and pollen stay out of the wet film

Turn off ceiling fans and central air returns in the work zone during coats. On a windy trade wind day, even a small draft can carry grit onto a wet floor.

What Refinishing Costs on Maui

Most full sand and refinish projects on Maui land between $5 and $9 per sq ft, and a screen and recoat typically runs $2 to $3.50 per sq ft. Your written quote is the exact number, with Hawaii general excise tax shown as its own line.

The main things that move refinishing cost:

  • Square footage. Small rooms and hallways cost more per foot because setup time is the same.
  • Condition. Deep scratches, cupping or many board repairs mean more sanding passes and more labor.
  • Stain and finish choice. A stain color adds a step, and two-component or hardwax finishes cost more than single-component poly.
  • Stairs and extras. Treads and risers are priced per step, and carpet removal adds time before sanding can start.
  • Furniture and access. Our furniture moving service for flooring jobs clears rooms, and condo buildings with work-hour rules can stretch the schedule.
  • Travel. Jobs in Lahaina and West Maui or on Lanai and Molokai may include travel time.

Refinishing an existing floor almost always costs less than installing new hardwood flooring, which typically starts around $11 per sq ft for engineered and runs higher for solid. That gap is why we check every floor for one more sanding before talking about replacement.

FAQ

Floor Refinishing FAQ

How long does hardwood floor refinishing take?

Most full sand and refinish jobs on a 500 to 1,000 sq ft floor take 3 to 5 days. Plan on day one for repairs and the coarse cuts, day two for fine sanding, buffing and stain, and days three to five for sealer and finish coats.

A screen and recoat is usually done in a single day. Oil-modified finishes and very humid weather add a day or two because each coat needs longer to dry.

Can I stay at home while floors are refinished?

Often, yes, if we are refinishing one zone and you can live in the rest of the house. Water-based finishes have a low odor, and we seal the work area off with plastic and keep your path to the kitchen and bedrooms open where the layout allows.

With an oil-modified finish, or when the whole ground floor is being done, most families and pets stay elsewhere for 2 to 3 nights.

When can furniture go back on refinished floors?

With a two-component water-based finish, socks-only walking is fine after about 24 hours and furniture can go back after 2 to 4 days, set down on felt pads rather than dragged. Rugs should wait about two weeks so the finish can harden fully underneath them.

Oil-modified polyurethane needs longer, typically 4 to 7 days before furniture and up to 30 days to full cure. We give you the exact schedule for your product on the job sheet.

Can you remove pet stains from hardwood?

Light, gray surface stains usually sand out during a full refinish. Dark or black urine stains have soaked deep into the grain and rarely sand out completely, so the better fix is to replace those boards before sanding.

Our hardwood floor repair service weaves in matching boards, and the whole floor is then sanded and finished together so the new wood blends in.
