Hotel and Resort Flooring Installation on Maui

Maui Prestige Flooring installs and renovates flooring for hotels, resorts and timeshare properties across Maui, from Kaanapali and Kapalua to Wailea and Makena. With 16+ years and more than 1,700 completed flooring jobs behind us, we plan resort work around occupancy, not the other way around.

Resort floors take punishment few homes ever see: luggage carts, housekeeping carts, pool water, sunscreen and sand, every day of the year. They also have to stay quiet and on-brand while guests sleep next door.

We work with owners, asset managers, engineering and housekeeping teams, and general contractors on guest-room renovations, corridor carpet replacements, lobby upgrades and back-of-house floors.

Hotel and Resort Flooring Services on Maui

Hotel and resort flooring service covers every floor on the property, front and back of house. We remove the old floor, prepare the substrate, install the new one and hand each room or area back ready for housekeeping.

Areas we floor include:

  • Guest rooms, suites and villa units
  • Corridors, elevator lobbies and stair landings
  • Main lobbies, porte-cochere entries and front desk areas
  • Restaurants, bars, ballrooms and meeting rooms
  • Lanais, pool decks and spa areas
  • Kitchens, laundries, housekeeping rooms and employee corridors

Resort projects come to us from owners and asset managers planning a renovation cycle, engineering teams with a corridor that cannot wait, and general contractors who need a flooring sub that already knows how a hotel runs.

Materials for Each Resort Space

Each resort space gets the material that suits its traffic, its cleaning routine and its look. Here is how we usually match them.

Space Typical material Why
Corridors Patterned broadloom or carpet tile on cushion Absorbs footfall and luggage-cart noise, hides wear; must meet ASTM E648 radiant panel rating
Guest rooms Commercial LVT over acoustic underlayment, or carpet in bedrooms Sand and spills wipe up; sound-rated assembly protects the room below
Guest bathrooms Porcelain tile Waterproof, easy to sanitize, long service life
Lobbies Porcelain, natural stone or terrazzo Durable, high-end finish that can be honed or polished
Restaurants and bars Commercial LVT or porcelain with a wet DCOF of 0.42 or more Handles spills and chair traffic with reliable grip
Pool decks and lanais Textured porcelain pavers, sealed stone or slip-resistant coatings Grip when wet, resists chlorine, salt air and UV
Back of house Sheet vinyl, quarry tile or urethane cement Stands up to wet cleaning, grease and carts

The wet DCOF figure comes from ANSI A326.3, the tile standard for level interior floors expected to be walked on wet. Outdoors, we only use tile its maker rates for exterior wet areas.

For the hard-surface side of a resort refresh, see our porcelain tile installation, natural stone flooring and terrazzo flooring installation pages. Corridor and guest-room carpet follows the methods on our carpet installation page, scaled up to commercial goods.

Phased Renovations, Floor by Floor

A phased renovation refloors a resort in blocks of rooms so the rest of the property keeps selling. The size of each block is set by what the crew can finish and return to inventory on schedule.

  1. Mockup room

    Before the first block

One room is finished completely so the owner, brand and engineering team can approve the products, transitions and details before anything is ordered at scale.

  2. Room block released

    Per phase

Engineering takes a floor or a stack of rooms out of order. Furniture is moved or stored, and the rooms are protected from the corridor side.

  3. Demo and prep

1 to 2 days per block

Carpet, pad and tack strip come out, slab or subfloor is patched and leveled, and salt-corroded fasteners near lanai doors are replaced.

  4. Install

    Several rooms a day

Underlayment and flooring go in room by room, with thresholds at bathrooms and lanai sliders finished cleanly.

  5. Punch and release

    Last day of each block

We clean, walk each room with engineering and housekeeping, close the punch list and hand the rooms back to the front desk.

Many Maui properties schedule room blocks for the slower shoulder months to limit lost revenue. Because special-order goods take weeks to ship to the island, we order the whole project’s product up front and store it, which also keeps every room on the same carpet dye lot.

Planning a guest-room renovation cycle?

We will map the phases to your occupancy calendar and show how many rooms come back each week.

Night Work and the Guest Experience

Night work lets us refloor lobbies, restaurants and corridors when guests are not using them. Guest rooms are usually done in daytime once they are out of inventory, while public areas move to after hours.

Noise

Loud demolition and grinding stay in the hours the property approves. At night we cut material in a staging room or at the loading dock, not in the corridor.

Odor

We use solvent-free, low-VOC adhesives and keep air handling running. Areas finished overnight are aired out before breakfast service starts.

Crew and material routes

Crews and pallets move only through service elevators, back corridors and the loading dock. Debris leaves in covered bins on the same route.

Each night ends with a clean, safe walking surface. Any section still mid-install is closed off with temporary ramps and signs so guests never cross loose edges or wet adhesive.

Sound Control Between Guest Floors

When guest rooms switch from carpet to hard flooring, impact noise is the first complaint from the room below. The fix is a tested acoustic underlayment under the new floor and a small isolation gap at every wall.

Building codes based on the International Building Code set a lab-tested IIC 50 and STC 50 for floor and ceiling assemblies between sleeping units. We match the underlayment to the actual assembly, from mats such as Regupol under glue-down LVT to cork or rubber pads under tile.

Corridors need their own thinking. Luggage and room-service carts are loud on hard surfaces at 6 a.m., which is why most resorts keep carpet or cushion-back carpet tile in hallways even after guest rooms go hard. Where a design calls for LVT in a corridor, we pair it with a thicker acoustic mat and suggest soft-tread wheels on housekeeping carts.

Product comparisons live on our acoustic underlayment installation page. Resorts run as condominium associations also follow AOAO rules, which our condo flooring service page explains.

Brand Standards and Owner Specifications

Branded hotels and managed resorts usually specify flooring through a brand standards manual or a property improvement plan. We install to that spec rather than swapping in whatever is easiest to get.

That means product data and samples submitted for approval, matching approved colors and patterns, and following the brand’s transition and base details. If an approved product is discontinued or stuck on a long lead time, we propose a documented equal and wait for written approval.

At closeout, the engineering team receives:

  • Labeled attic stock for each product, sized to the agreed percentage
  • Manufacturer care guides for housekeeping
  • Warranty documents and an as-installed product list by area

West Maui and South Maui resort work is scheduled from our Lahaina and West Maui service area page and our Kihei and Wailea page. For the full list of commercial segments, see our commercial flooring contractor overview.

FAQ

Resort Flooring FAQ

Can you renovate guest rooms without closing a whole wing?

Yes. We work through blocks of rooms that engineering takes out of inventory, finish them and hand them back before the next block is released. Demolition stays in daytime hours, and corridors are refloored in short sections at night so guests always have a clean route to their rooms.

What flooring works best around resort pools?

Textured porcelain pavers and tile rated by the manufacturer for exterior wet areas are our first choice, because they resist chlorine, salt and UV while keeping their grip. Sealed, honed natural stone such as travertine also works, and slip-resistant resinous coatings suit concrete decks on a tighter budget.

Polished stone and glossy tile do not belong on a pool deck.

Do you work with resort engineering teams directly?

Yes. Corridor carpet, repairs and back-of-house floors often come straight from the director of engineering. We coordinate room releases, access, work hours and material staging with the engineering team, and with the GC and designer when a larger renovation is underway.
