Carpet Tile Installation on Maui
Maui Prestige Flooring installs commercial carpet tile in offices, schools, hotel corridors and retail spaces across Maui, plus residential tile in playrooms, home offices and rentals. With 16+ years in the trade and more than 1,700 completed jobs, we know how to keep a business running while its floor gets replaced.
Carpet tile is modular, so a stained or worn square can be lifted and swapped in minutes. That makes it the practical choice for busy spaces where tearing out a whole room of broadloom would mean closing for days.
We test the slab, choose an adhesive or glue-free system to match it, and phase the work around your hours. Each project includes a written bid, labeled spare tiles and a 1-year labor warranty.

Carpet Tile Installation for Offices, Schools and Hotels
Carpet tile is broadloom carpet cut into modular squares or planks, usually 24 x 24 inches or 18 x 36 inches, with a stiff backing that lets each piece lie flat on its own. It installs faster than rolled carpet in rooms full of furniture and can be repaired one tile at a time.
It suits open offices, conference rooms, classrooms, hotel corridors and meeting rooms, medical offices and retail floors. Property managers choose it for common areas and rentals because a spill no longer means a new floor.
Every carpet tile installation includes:
- Furniture lifting or moving, plus removal of the old carpet or VCT
- Slab moisture and pH testing, patching and cleaning
- Adhesive or glue-free connectors matched to the slab and tile
- Layout, installation and rubber wall base or transitions
- Labeled attic stock left on site for future replacements

Most of our carpet tile work is for office and retail flooring clients, from professional suites near the Kahului and Wailuku business district to shops in South and West Maui.
Carpet Tile Brands and Backings
The backing decides how a carpet tile feels, how it sounds and how it lies on a slab. Brands we install include Interface, Patcraft, Philadelphia Commercial, Shaw Contract and Mohawk Group, each with several backing options.
| Backing | Feel underfoot | Sound absorption | Best for |
|---|---|---|---|
| Hardback (PVC or polyolefin) | Firm | Basic | Offices, retail, rolling chairs |
| Cushion back (polyurethane or felt) | Soft, more forgiving | Good, softens footfall | Hotels, schools, upstairs offices |
| Recycled-content felt or PET | Medium | Good | Projects with green building goals |
Cushion backs also reduce the impact noise that travels to the floor below, which matters in upper-level offices and mixed-use buildings. If a building sets a sound rating, our acoustic underlayment installation page explains how tested assemblies are rated.
Layout Patterns: Monolithic, Quarter-Turn and Ashlar
Most carpet tiles have an arrow on the back, and the direction you lay those arrows creates the pattern. Monolithic looks like broadloom, quarter-turn creates a subtle checkerboard, and ashlar offsets each row like brickwork.
| Pattern | Look | Waste | Hides wear and replacements |
|---|---|---|---|
| Monolithic (all arrows one way) | Seamless, like rolled carpet | Lowest | Poorly; a new tile can stand out |
| Quarter-turn (each tile rotated 90 degrees) | Checkerboard texture | Low | Well |
| Ashlar (rows offset by half a tile) | Brick-like, directional | Slightly higher at walls | Well |
| Random or non-directional | Organic, varied | Lowest | Best |
Plank-format tiles also go down in herringbone or brick patterns for lobbies and feature areas. For offices that will need frequent swaps, we usually suggest quarter-turn or a non-directional style.
Layout starts from the center of the room, not a wall. We snap chalk lines so cut tiles at opposite walls are the same width and no doorway ends with a thin sliver that curls and catches chair wheels.
Planning a carpet tile project for your office or school?
We walk the space, test the slab and lay out a phasing plan before we bid.
Adhesives and Slab Moisture
Carpet tile is held down with a pressure-sensitive adhesive or with glue-free connectors, and the right choice depends on what the slab moisture test shows. Neither system tolerates a wet slab without limits.
Pressure-sensitive adhesive
A thin coat is rolled onto the slab and left to dry to a tacky film before tiles go down. Tiles stay put under rolling chairs but can still be lifted later, which is why it is called a release adhesive.
Glue-free connectors
Adhesive tabs such as Interface TacTiles join the corners of neighboring tiles so the floor floats as one sheet. Nothing sticks to the slab, which suits leased spaces, rentals and slabs with old adhesive residue.
Each adhesive lists a maximum relative humidity, measured with in-situ probes per ASTM F2170, plus a pH range. Many older Maui slabs were poured without a vapor retarder, so when readings run high we apply a moisture vapor barrier on the concrete before installing.
Old black cutback adhesive under VCT in pre-1980 buildings gets tested for asbestos before anyone scrapes it. Our floor removal and disposal service handles that testing and tear-out.
Swapping Single Tiles Instead of the Whole Floor
A stained, burned or worn carpet tile can be lifted and replaced in a few minutes, with no seam work and no visible patch. That is the biggest reason businesses and rental owners choose carpet tile over broadloom.
We leave 2 to 5 percent attic stock from the same dye lot, boxed and labeled with the style, color and install date. Store it flat and indoors, because tiles from a later production run rarely match perfectly.
Every year or two, swapping tiles from busy walkways with ones from under desks evens out wear. In a quarter-turn or random layout, the change is almost impossible to spot.

Vacation rental owners get the same benefit at a smaller scale. A glue-free tile floor in a bunk room or den lets a cleaner swap a sunscreen-stained square between guests, which is one of the options we cover on our vacation rental flooring page.
Installing in Occupied Buildings
We install carpet tile while your business stays open by working in zones, lifting furniture in place and scheduling noisy steps outside your hours. Most offices lose no more than a few hours of use per area.
Furniture lifting
Lift systems raise loaded desks and cubicle runs so old flooring comes out and new tiles slide under, without emptying drawers or unplugging workstations.
Zone-by-zone phasing
We split the floor plan into zones, finish each one completely, then move people back before the next starts. Hotels go one wing or floor at a time.
After-hours work
Removal and adhesive work can run evenings and weekends. We use low-VOC adhesives certified to CRI Green Label Plus, so there is little odor by morning.
Rooms that do need emptying, such as file storage, break rooms and server closets, are handled by our furniture moving for flooring jobs service. We tag and photograph everything so it goes back exactly where it was.
Schools are usually scheduled over summer and long breaks, as covered on our school flooring page. For hotels and resorts, our hotel and resort flooring team plans corridor and room work around occupancy.
FAQ
Carpet Tile FAQ
Is carpet tile a good choice for homes?
Yes, especially for playrooms, home offices, bedrooms in rentals and any room where spills are likely. Residential carpet tile comes with softer cushion backings and plush textures, and a damaged square is a two minute swap.
For a seamless, softer feel across a whole bedroom, broadloom over a good pad still wins, which our carpet installation service covers.
How long does commercial carpet tile last?
A quality solution-dyed nylon carpet tile typically lasts 10 to 15 years in an office and longer in light-use rooms. Hotel corridors, school hallways and retail entries wear faster, often 7 to 10 years. Rotating tiles from traffic lanes to under-desk areas and replacing damaged squares from attic stock stretches those numbers.
Can carpet tile be installed directly on concrete?
Yes. Most commercial carpet tile goes straight onto a clean, sound concrete slab with a pressure-sensitive adhesive or glue-free connectors.
We test moisture and pH first, patch cracks and dips, and remove old adhesive that would react with the new one. If readings exceed the adhesive's limit, the slab gets a moisture mitigation coat before the tiles go down.
