Luxury Vinyl Plank and Tile Installation on Maui
Maui Prestige Flooring installs luxury vinyl plank (LVP) and luxury vinyl tile (LVT) in homes, condos, vacation rentals and businesses from Wailuku to Wailea. Over 16 years and more than 1,700 jobs, vinyl has become the floor we put down most often on Maui's concrete slabs.
It earns that spot because it shrugs off spilled drinks, wet beach towels and the humidity that cups real wood. The catch is that vinyl only performs when the slab under it is dry and flat, and that prep is where most failed floors begin.
Our crews test every slab for moisture, grind and level it to the manufacturer's flatness spec, and only then click or glue the planks down. You get a written quote, a set install date and a 1-year labor warranty on top of the product warranty.

Vinyl Flooring Installation on Maui: LVP, LVT and Waterproof Plank
Luxury vinyl plank is a layered floor with a printed wood or stone visual, a clear wear layer on top and a waterproof core underneath. LVT is the same build cut into tile shapes, often 12 x 24 inches, for a stone or concrete look.
It suits slab-on-grade homes, condos with strict sound rules, kitchens, bathrooms, laundry rooms and any home with pets or kids. Property managers like it because a damaged plank can be swapped without tearing out a room.
Every vinyl plank installation we quote includes:
- Moving furniture and removing the old carpet, tile, laminate or vinyl
- Slab moisture testing and, where needed, a vapor barrier
- Grinding high spots and leveling low spots to spec
- Underlayment, layout, installation and undercut door jambs
- Transitions, quarter round or baseboards, and full cleanup

SPC vs WPC: Choosing a Vinyl Core
The core is the part you never see, and it decides how the floor feels and how it handles a Maui afternoon. SPC (stone plastic composite) is a dense limestone and PVC core. WPC (wood plastic composite) is a foamed, lighter core that feels softer and quieter underfoot.
| Factor | SPC rigid core | WPC core |
|---|---|---|
| Rigidity | Very rigid, bridges minor slab dips | Flexible, needs a flatter slab |
| Dent resistance | High, handles heavy furniture and luggage | Moderate, can dent under point loads |
| Comfort underfoot | Firm and cooler | Softer and warmer |
| Sound | Louder unless paired with a quality pad | Quieter, good for upstairs condos |
| Heat near sliding doors | Very stable in direct sun | More expansion in hot, sunny rooms |
| Typical price | Usually the lower cost of the two | Often 10 to 20 percent more |
For most Maui slab homes and rentals we lean toward SPC. For an upstairs condo where comfort and sound matter more than dent resistance, a WPC plank or an SPC plank with an attached acoustic pad is often the better fit.
What the Wear Layer Number Means
The wear layer is the clear protective film over the printed design, measured in mils (thousandths of an inch). It is the single best predictor of how long a vinyl floor will look new.
6 to 12 mil
Fine for bedrooms and closets with light foot traffic. We rarely recommend it on Maui because sand acts like sandpaper on thin wear layers.
20 mil
The sweet spot for most homes and rentals. It handles kids, dogs, beach traffic and rolling suitcases and usually carries the strongest residential warranties.
22 to 30 mil
Commercial-grade protection for shops, offices, lobbies and high-turnover vacation rentals where guests never take their shoes off.
Many product warranties treat a vacation rental as commercial use. If you rent your unit, we check the commercial rating before you order so the warranty still applies.
Not sure which vinyl plank fits your home?
We bring samples in SPC and WPC, check your slab and recommend a wear layer that matches how you live.
Click-Lock or Glue-Down on Concrete?
Most residential vinyl is click-lock and floats over the slab. Glue-down vinyl is bonded straight to the concrete with a pressure-sensitive adhesive. Both work well when they are matched to the room.
| Factor | Click-lock (floating) | Glue-down |
|---|---|---|
| Best use | Living areas, bedrooms, most homes | Commercial spaces, large open rooms, ramps |
| Sun-heated rooms | Needs expansion gaps; can peak in strong sun | Stays put, better near big west-facing glass |
| Condo sound | Works with an approved acoustic pad | Needs an acoustic mat under the adhesive |
| Repairability | Planks unclick for replacement | Single planks can be heated and lifted |
| Slab prep | Flat to within 3/16 inch over 10 feet | Smoother finish, patched and skimmed |
Large open-plan rooms over 40 feet in any direction often need a T-molding break or a glue-down install. We plan that at the measure, not on install day.
Vinyl Brands We Install
We install the major lines sold on Maui and can order most others through local distributors. Common choices include Shaw Floorte, Mohawk SolidTech, COREtec, Karndean, Metroflor and Provenza.
We will tell you honestly when a cheaper plank is the better choice. A 20 mil SPC from a reputable brand usually outperforms a premium WPC with a thin wear layer in a beach rental.
Flat Floors Protect Your Vinyl Warranty
Every vinyl manufacturer publishes a flatness tolerance, typically 3/16 inch over 10 feet. A slab that dips more than that lets the locking joints flex, which causes clicking, gapping and broken tongues within a year.
Moisture matters just as much. Many older Maui slabs were poured without a vapor retarder, so ground moisture wicks up into the floor. We test with a meter or calcium chloride kit and add a moisture vapor barrier for flooring on concrete when readings call for it.
If grinding is not enough, we pour self-leveling underlayment. Our subfloor repair and floor leveling service covers the bigger fixes, from cracked slabs to soft plywood in raised Upcountry homes.

How We Install Luxury Vinyl Plank
Removal and haul-away
Half a day to 2 days
We pull the old floor, scrape adhesive and haul debris away. Old vinyl tile in pre-1980 homes is tested for asbestos before anyone breaks it up.
Moisture test
Same day
Readings are taken in several rooms and written on your job sheet. High readings trigger a vapor barrier before any plank goes down.
Grinding and leveling
1 to 2 days
High spots are ground down and low spots filled with self-leveler, then checked with a 10 foot straightedge.
Layout
A few hours
We plan plank direction and row widths so you never end up with a sliver along a wall or doorway.
Installation
1 to 3 days
Planks go in with the right expansion gaps, and door jambs are undercut so the floor slides beneath them cleanly.
Trim and walkthrough
Final day
Transitions and baseboards go on, we clean up and walk the floor with you. Spare planks stay with you for future repairs.
Keep at least one box of leftover planks. If a plank is ever damaged, our vinyl plank floor repair team can swap it with a perfect color match. If you are still comparing materials, our laminate flooring installation service explains how laminate stacks up for drier rooms.
FAQ
Vinyl Plank Installation FAQ
Is vinyl plank good for bathrooms?
Yes. Rigid core vinyl plank is waterproof through the core, so it is one of the best floors for a Maui bathroom. We run the planks under the toilet flange where possible and seal the perimeter at the tub and shower with flexible silicone, because water that sits under the edges is the real enemy, not water on top.
For a full wet room or a curbless shower, we usually suggest porcelain tile instead.
Is vinyl good for high-traffic or wet areas?
It is one of the most durable options for both. For a busy hallway, kitchen or vacation rental, choose a 20 mil wear layer and an SPC core, which resists dents from dropped pans and rolling luggage. Grit is the biggest threat on Maui, so walk-off mats at the lanai and front doors add years to any vinyl floor.
Can vinyl plank go over existing tile?
Often, yes. The tile has to be solidly bonded with no hollow or cracked pieces, and we skim-coat the grout lines so they do not telegraph through thinner planks. We also check door clearances, appliance heights and transitions first, because the extra height can stop a front door or dishwasher from opening.
How long does LVP installation take?
A typical 1,000 to 1,200 sq ft Maui home takes 2 to 4 days once the material is on site. Removing old tile or leveling a slab adds 1 to 3 days. Most homeowners can walk on a click-lock floor right away, while glue-down vinyl needs about 24 hours before furniture goes back.
