Commercial Flooring Contractor on Maui

Maui Prestige Flooring is a licensed and insured flooring contractor installing commercial floors in offices, shops, resorts, vacation rentals, schools and public buildings across Maui. Over 16 years we have completed more than 1,700 residential and commercial flooring jobs.

Commercial work runs on different rules than a home. The floor has to meet fire, accessibility and indoor air standards, survive carts and scrubbing machines, and go down without shutting the business.

We work directly for owners and facility managers, or as the flooring subcontractor for general contractors. Every project gets an itemized bid, a schedule built around your operating hours and a complete closeout package.

Commercial Flooring Installation Services on Maui

Commercial flooring installation is the supply and install of floors built for business traffic, rolling loads, cleaning chemicals and building codes, plus the paperwork that proves it. We take on single suites, whole buildings and phased renovations, from Kahului warehouses to Wailea resort wings.

Our clients include business owners, general contractors, property and facility managers, resort engineering teams and public agencies. Some hire us direct, others bring us in as the flooring sub under a prime contract.

A typical commercial scope includes:

  • Field measure and quantity takeoff from the drawings
  • Removal of existing flooring, adhesive and cove base
  • Slab moisture testing, patching and leveling to the product’s flatness spec
  • Carpet tile, LVT, sheet goods, rubber, tile or resinous coatings
  • Rubber or vinyl cove base, stair nosings and accessible transitions
  • Floor protection, final cleaning, attic stock and closeout documents

Commercial Spaces We Floor

Every type of commercial building on Maui has its own schedule, traffic pattern and rulebook. Each segment below has a dedicated page showing how we plan and install for it.

Offices and Retail

Carpet tile for open offices, commercial LVT for sales floors and polished concrete for showrooms. Tenant improvements and lease turnovers are timed around store hours and move-in dates.

Commercial Flooring Materials

The right commercial floor depends on three things: the traffic it carries, how it gets cleaned and how long it must last before the next renovation. These are the floors we install most often in Maui businesses, with typical service lives under normal maintenance.

Material Best use Typical service life Maintenance
Carpet tile Offices, hotel corridors, classrooms, conference rooms 10 to 15 years Vacuum daily, hot water extraction, swap single tiles
Commercial LVT (glue-down) Retail, restaurants, guest rooms, clinics 15 to 20 years at 20 to 28 mil wear layer Damp mop with neutral cleaner, no wax
Sheet vinyl Restrooms, labs, kitchens, healthcare 15 to 25 years Heat-welded seams, damp mop or auto-scrub
VCT Corridors, schools, stockrooms, back of house 20 years or more Strip, seal and wax program with buffing
Rubber Gyms, stairs, ramps, entries 20 years or more Neutral pH cleaner, no solvents
Polished concrete Showrooms, warehouses, retail 20 years or more Dust mop, auto-scrub, periodic re-burnish
Epoxy and resinous coatings Kitchens, shops, utility and mechanical rooms 5 to 15 years before recoat Squeegee wash, recoat wear lanes
Porcelain tile Lobbies, restrooms, pool decks, lanais 30 years or more Seal cement grout, auto-scrub

Codes narrow the list further. Carpet in corridors and exits must pass the ASTM E648 flooring radiant panel test at the Class I or Class II level the fire code sets for that occupancy. Every floor on an accessible route must be firm, stable and slip resistant under the 2010 ADA Standards.

For product depth, see our pages on carpet tile installation, sheet vinyl and VCT installation, epoxy flooring and concrete coatings and polished concrete floors. Commercial vinyl plank follows the same slab rules as our luxury vinyl plank installation, with heavier wear layers and full-spread adhesive.

Have a finish schedule but no flooring sub yet?

Send the plans and we will price every floor type, base and transition line by line.

What GCs and Facility Managers Get From Us

A flooring sub is judged on paperwork and schedule as much as on the floor itself. This is what we provide on commercial jobs so your submittal log and closeout binder stay complete.

Submittals

Product data, safety data sheets, color samples and installation instructions for each product, keyed to the spec section. Indoor air documents such as FloorScore or CRI Green Label Plus certificates are included when the spec calls for them.

Insurance and compliance

Certificates of insurance naming the parties your contract requires, plus proof of workers’ compensation coverage. Licensing and warranty terms are explained on our about Maui Prestige Flooring page.

Schedules

A schedule tied to your milestones, showing moisture test dates, cure times and any after-hours shifts. Ordering is timed to mainland freight so product lands before the floor is ready.

Closeout

Maintenance guides, manufacturer warranties, our 1-year labor warranty letter, as-installed product lists and labeled attic stock. Punch list items are signed off before we demobilize.

How a Commercial Bid Works

A commercial flooring bid moves through four stages, from the documents you send to the signed closeout. Each stage has a clear output, so nobody is guessing about scope or dates.

  1. Send the Specs or Drawings

    Bid stage

Send the floor plan, finish schedule, Division 09 spec sections, addenda and the bid due date. No drawings? A room list with approximate sizes and the products you have in mind is enough to start.

  2. Site Walk and Moisture Testing

    1 site visit

We confirm field dimensions and check the existing floor, cove base, door clearances and access for deliveries. Slabs are tested before we price prep, since a high reading can add a moisture vapor barrier system to the scope.

  3. Itemized Bid and Schedule

    After the walk

The bid separates removal, prep, each flooring product, base and transitions, so you can compare it line by line. Stocked goods can start within days, while non-stock product typically needs 4 to 6 weeks to arrive by ocean freight.

  4. Install, Punch List and Closeout

    Per schedule

Crews install in the agreed sequence, protect finished areas and walk the punch list with your superintendent or facility manager. Closeout documents, attic stock and care instructions are handed over with the final invoice.

Ocean shipping is the biggest variable on Maui, so the overall timeline logic is laid out on our flooring installation services page.

Night, Weekend and Phased Installs

Most Maui businesses cannot close for a week, so we move the work to the hours when nobody is there. Night shifts, weekend pushes and phased zones keep stores trading, offices working and guests asleep.

A phased plan divides the space into zones that are finished and reopened one at a time. Fixtures and furniture move zone by zone, and temporary transitions keep the walking surface safe at every handoff.

Product choice sets the pace. Carpet tile and loose-lay LVT can open to traffic the next morning, while glue-down sheet vinyl, epoxy and tile need cure time that can stretch a job past one weekend.

Dispatch is fastest in Central Maui, covered on our Kahului and Wailuku service area page, and we schedule resort and retail night work in Kihei, Wailea and West Maui the same way.

FAQ

Commercial Flooring FAQ

Do you work as a flooring subcontractor for general contractors?

Yes. We bid flooring scopes to general contractors on new construction, tenant improvements and renovations, and we supply the submittals, insurance certificates, schedules and closeout documents a GC expects from a sub.

Send the drawings and the Division 09 spec sections and we will price the scope as written, with any proposed substitutions listed separately.

Can you install over a weekend so we don't close?

Often, yes, if the area and the product fit the window. A typical suite of carpet tile or loose-lay LVT can usually go down between Saturday morning and Monday opening, while glue-down sheet vinyl, epoxy and tile need cure time before traffic. When the space is too big for one weekend, we split it into zones over several nights or weekends.

Do you provide product submittals and maintenance guides?

Yes. Product data, samples and safety data sheets go in for approval before anything is ordered. Manufacturer care guides, warranty documents and the attic stock list go in the closeout package, and following that care guide matters because many commercial product warranties depend on it.
